El Dorado Hills, CA
Made up of three planned communities (Bell Ranch, Bell Woods, and Hawkview), Bass Lake Hills is located in El Dorado Hills off of the Bass Lake Road interchange with HW 50. Between the three plans, over 250 residential lots will contribute to the growing community of Bass Lake Hills in the coming years. Ground was broken recently for grading and eventual construction. Development is in partnership with Lennar.
El Dorado Hills, CA
Previously part of the El Dorado Hills Business Park, the 208 acre site known as Creekside Village is being master planned to feature a mix of housing types and densities. an extensive trail/bike system, and open space preserves. Located approximately three miles south of Highway 50 on Latrobe Road, the site is adjacent to a 32-acre parcel remaining in the EDH Business Park to be retained with its current R&D zoning. Development is in partnership with Ridge Capital.
Located off of Spenceville Rd in Wheatland, Johnson’s Crossing is a planned community which will feature primary low density housing and a significant open space component. Development is in partnership with Riverwest Investments.
Part of the Elverta Specific Plan and located along the northern edge of Sacramento County, the Northborough I and II communities are comprised of greater than 1,400 proposed homesites with a variety of different lot sizes. Planned amenities include an elementary school, several large community parks, and an adjacent regional sports park. Development is in partnership with Riverwest Investments.
Winn Communities owns over 800 acres in the Placer Vineyards Specific Plan in partnership with Lennar and AKT Development. Placer Vineyards is a new Master Planned Community offering a balance of housing, shopping centers, schools, parks, recreational facilities and employment opportunities. Approximately 15 miles north of the City of Sacramento, it is expected to serve the growth needs for South Placer County for the next several decades.

Located in Rancho Cordova, The Preserve is a 277 acre site featuring greater than 400 homesites of various densities. The highlight feature of the property will be an extensive, 187 acre open space reserve system to the north of the planned residential development. The community also emphasizes walkability, with trail systems connecting the neighborhood to the park system which borders the headwaters of Morrison Creek.
Sutter County, CA
Part of the South Sutter Specific Plan, South Sutter Pointe is a 600+ acre site located just north of Natomas, East of Highway 99 between Riego Rd. and Sankey Rd. The site will feature approximately 3,000 homesites, retail, employment, parks, and a large neighborhood lake accessible to the public. Development is in partnership with Lennar. Winn Communities holds additional interests in the plan area in partnership with AKT Development.
